Choosing The Perfect Listing Agent
The initial and often costly mistake home sellers make when choosing a listing agent is selecting an agent based solely on two factors: the claim that your property will sell unrealistic price and the agent will reduce his/her commission. Those two criteria have very little to do with hiring a competent agent and, in many instances, will end up in a negative outcome.

No matter who the agent is they simply can't tell you how much your home will sell for. To say that they can is a fallacy. A listing agent must show you comparable sales, pending sales, and active sales. After you have gained this essential knowledge of the current market value then you choose the asking price for your home. When your listing generates a buyer then and only then will you be able to determine if the list price was right based on the offer received. An agent can suggest the list price that will attract a buyer. Where it goes from there is generally up to the buyer.

We strive to provide our clients with a range of prices and varying conditions and time-frames to sell and justification for each whenever information is available. We don't just stick a sign in your front yard and disappear! We treat your listing as if it is our own. We provide valuable and typically not so readily available information to try and generate the highest possible price for your property. We compare your home to the most recent and similar property sale. The most comparable property must also be within the nearest vicinity of your property if possible. There is often, but not always, a price range. Many factors determine the range, among which are location, the temperature of the market, improvements and unique feature in the home all play an important factor in making an accurate valuation.

Pricing is an art that comes with experience and knowledge. If the home is priced right, you'll likely get an offer. If it's priced too high, you might not get any showings at all and you'll eventually end up having to reduce the price, leaving buyers wondering what's wrong with your house. Starting off with the wrong agent could potentially lead to your home not selling or selling for much less than you originally anticipated due to agent dishonesty and trying to save a small portion of money compared to the larger picture of selling a home with equity. 

 Characteristics of a Quality Listing Agent
  Be prepared to be in a relationship with your listing agent for a month or two (or longer). It is highly recommended that you choose an agent that you like and can relate to. Here are some of the characteristics sellers say they want in an agent:

Experience: You want an agent who's sold many homes in the past and has learned from his or her mistakes elsewhere.

Education: Ask about degrees and certifications.

Honesty: Trust your intuition. Your agent should seem sincere.

Networking: This is a people business. Some homes sell because agents have contacted other agents.

Negotiation Skills: You want an aggressive negotiator, not somebody out to make a quick sale at your expense.

Effective Communication: Sellers say communication and availability are key.
