California is a non-judicial foreclosure state, meaning that if you do nothing to mitigate your losses on a delinquent mortgage, the foreclosure process can be as quick as 6 months from the time of a missed payment to a public auction of your home. A non-judicial foreclosure is used when there is a power-of-sale clause in the deed of trust that secures the mortgage loan for your property. Notice of Default 
90 days after nonpayment
 A Notice of Default is a notification and court filing stating that a borrower has not made their payments by the predetermined deadline and is in default on the mortgage contract. The property is officially at this status around day 90 of non-payment.
 Notice of Trustee Sale 
180 days after nonpayment
 A Notice of Trustee Sale is recorded after 180 days of non-payment (at least 90-days after the Notice of Default is recorded) and states that the trustee will sell your home at auction in approximately 21 days.
